Thomas specializes in using economic impact analysis, spatial economics, pro forma models, and financial feasibility studies for projects of all scales and property types. This work has included site selection and economic tax incentives, energy, environmental and sustainability studies, arbitration and mediation, affordable housing commercial-to-residential conversion, acquisition and disposition due diligence, and litigation support.

Economic Impacts of Industrial Development on Housing Price Appreciation | NAIOP Southern California Chapter | Growing homeowner opposition to infill industrial development in Southern California has led to numerous city councils adopting moratoriums on new warehousing projects. Thomas led a project that measured the impacts of industrial development on future housing prices by applying a novel difference-in-difference estimator approach over a 40-year timespan.
Northern California Life Science Report | BioCube | Thomas managed a project that developed a custom report tracking new Life Science startups, venture capital funding, development activity, and market conditions for laboratory R&D space in the five-county Bay Area.
National Investment Committee Prospecting Dashboard | Transwestern Investment Group | Nationwide | Thomas created an interactive PowerBi prospecting dashboard for the investment committee to readily identify investment markets and property types that have outperformed national leasing and sales metrics based on Z-scores.
Warehouse Demand and Goods Movement | Colliers International | Nationwide | Thomas spearheaded a report detailing national industrial demand (net absorption) for warehouse and distribution space based upon determinants of industrial demand which included e-commerce trends and international trade.
